We found there is a pipe next to my daughters window and if I hang curtains, theres a good chance I could bust a pipe which leads to a giant headache. There is zero chance of anything being built for under 500K unless it's a tiny home. If you can't afford to buy, you can't afford to build. I'd think $200 sq ft would be closer to reality, and utilities could easily cost 25K. OP - to be honest, I think the quote of $150/sq ft is meaningless. I agree with Janelle the first thing to do is make sure you actually own the land you are building on. There is no way we can give a cost on a home with so little info. Addressing your question #4, I would be concerned about any local building laws/regulations that could add to your bottom line. The type of lot you are considering building on could have hidden costs. So what I'm saying is, ballpark figures for building a house are pretty much worthless.

My wife says we can always add on but i'm not sure if i'm willing to go through that hassle especially as life gets more hectic. We've changed the paint colors on the outside of the house already. We asked that they add more storage in the pantry so he simply pushed back the wall.
